This appears to be distinct from the Brimley & Progress development immediately to the north.

1600 BRIMLEY RD​


Proposal to demolish the existing 3 single storey industrial/commercial buildings on the Subject Site and redevelop it with a high-density mixed-use development consisting of four tall buildings ranging from 37 to 42 storeys and one 8-storey midrise building. The proposed development will have a total gross floor area (GFA) of approximately 115,744.2m2 of which 640m2 of GFA is for commercial uses at grade, and 115,104.2m2 of GFA for residential use. The total floor space index (FSI) is 7.87 times the lot area. The proposal also provides 3,488m2 of indoor amenity area and 2,616m2 of outdoor amenity area, as well as a large area of 2,209m2 dedicated for park space on the west side of the Subject Site.

Elevators all larger height buildings feature 4 elevators, Buildings 1 and 2 have fewer than 100 per elevator, while the remaining 3 are moderately over.

Comments:

Nothing much here except:

1. The Parkland as proposed is too narrow to be functional for much, but the length is unusually good, were the proposed park wider (4x) it could support a sports field. As a finite 0.2ha park (1/2 an acre), its not really worth the bother).

2.. The site arrangement is under served by mid-block connections, particularly in the N-S direction. whether this is a public road, a pedestrian mews, the block width across the north side of the block is unreasonable.
