170-200 Northfield Drive West: a proposed master-planned mixed-use residential, commercial & POPS development with towers ranging from 25 to 40-storeys, 2 x 1-storey commercial flex buildings and 2 x 1-storey industrial buildings designed by Turner Fleischer Architects for Forgestone Capital on the north side of Northfield Drive, west of Conestoga Parkway and east of Weber Street North in Waterloo's Northfield area.

Hopefully the other parking lots are developed nearby also which may provide more opportunities for amenities and parks. Retail is still available in the surrounding area and a certain portion of the development will be retail. I am not familiar with the area- is there green space available in the neighbourhood?
I think many residents will be students and possibly even commuters to the GTHA, so I could imagine their expectations might be different in terms of amenities (like daycare, entertainment, etc). It will be interesting to note the types of layouts provided as an indicator of what demographics this project is geared towards.
 
Seems insane for a small city like this...

What's more insane is that in all likelihood Waterloo will just sit and twiddle their thumbs on this development like they do on most until it eventually lands at the OLT. Waterloo has over 7000 housing units sitting at the OLT and has another 9000 units working through the approval process (7000 of those are very very likely to go to the OLT). Basically nothing is ever getting built in Waterloo.
