Potential redevelopment of all the properties from the SE corner of St. Clair W & Poplar Plains Rd all the way east towards neighbouring the condo at Avenue Rd. Currently on site includes an apartment building, 3 houses, and the Unitarian Church along St. Clair.

If that concept building ever came to light, it would easily be one of the best mid-rise buildings in the city (pending material choice).

But seeing as this is Toronto, there is a 1/10 chance of seeing nothing more than some glass and spandrel laced building sprout up.
 
Looks like this is currently a Plazacorp site.. wonder why they are selling.

I’m guessing the architect is Quadrangle given the ownership.
 
It would be nice to finally see a development along this part of St. Clair have retail usages at grade. Despite a newer mid-rise cluster forming and being near an already dense Avenue Road corridor, none of the recently built, U/C, or upcoming condos have made the consideration for that yet.

That stretch is all technically zoned R, even though it's mostly professional offices and the like. So I imagine (but am happy to be corrected) that including retail would require some significant zoning/OPA negotiations that the developers don't want to bother with.

These applications all require rezonings anyway for this type of building (you can't build a 12+ storey building in an R zone), so it wouldn't be an issue.

The problem more so is that it would be pretty marginal retail so the developers would rather build much more lucrative townhouses.
 
JLL brought this to market in the Spring 2019. I was told by Plazacorp that since they weren’t able to get the price that they wanted, they withdrew the listing and they will likely develop it themselves at some point. All renderings are nothing but place-holders.
