The first of two biggies today.

This new to the AIC application comes to us from Gairloch, who have a fairly popular midrise under construction just a bit to the south.

The site is only 1 block from the Leaside Station of the Eglinton Crosstown, and will a one-storey carwash replaced with a 46 storey tower.

This is the parcel of land immediately north of the Metro supermarket site, on the west side of the street, and 1/2 a block south of the Glazebrook proposal.

Elevator Ratio: 0.95 elevators per 100 units

Parking Ratio: 0.09 (when resident spaces only are counted)

Comments: A handsome podium, I think, and nice to see colour........... from aA again......oh my.

The height is going to be a steep ask with a high likihood of it being cut down. Tallest ask in this stretch of Bayview is currently 35s, so they're asking an 11 storey premium to that. They do have the closer to the station/Eglinton argument, but I still see a haircut in this one's future.

Floor plate is small on this one, because the site itself is small, particularly in the N-S direction. There may be some discusion about whether this site is suitable to a tall building. But I read it as feasible, provided, you think the applicant's assumptions on how the balance of the block will develop are reasonable, and the other owners think likewise.

The absence of street trees on Bayview is an issue, as is a slightly more narrow sidewalk than ideal, though at +5M I don't see that as critical at all.

Although I think this is a fair bit tall for the area I absolutely love it. Trim it down a few stories and that would be more appropriate.

Street level looks fantastic and the podium looks fairly sharp here.
 
Help alleviate community/social infrastructure pressures which the area isnt ready to accommodate at this time, and taper down density slightly as you get away from Y-E.
This seems like a flawed argument. We need all the housing we can get and this location seems perfect from all aspects. The site can really only be developed once. Building, repairing and maintaining the necessary infrastructure would likely make more sense.
 


Still undecided if project will be rentals or condos


Gairloch hasn’t yet decided if the planned 46-storey, 419-unit tower at Bayview and Roehampton Avenues will remain a condo as originally envisioned or if it will become a rental building.

The building, designed by architects-Alliance, will offer a range of suite options ranging up to four bedrooms to attract families. Its podium is wrapped in alternating glass ribbons and recessed terra cotta panels.

1802 Bayview also marks the third partnership between Gairloch and Harlo Capital, a Toronto-based private equity firm that identifies and invests in real estate developments Canada-wide. The other two, Leaside Common and 29-39 Pleasant Blvd., aren’t far from this latest venture.

The partnership can be traced back to Freed Developments, where Gairdner and Andrew Lepper, Freed's then-CFO, worked alongside each other. Lepper now serves as the CFO at Harlo.

Even with lenders and investors tightening their purse strings amid persistent headwinds, Gairdner said capital hasn’t been especially difficult to syndicate “as long as it’s a good site with a strong business plan and there’s a robust track record.”

The Gairloch-Harlo duo has yielded two successes and they’re betting on a third.

“We kept bumping into each other,” Gairdner recalled of the partnership’s genesis.

“Harlo are specialists in fundraising on the capital side, so it’s great to have them have our back. They bring a wealth of experience and back office, and they’re a great team, so it’s always great to have more smart people with eyes on each individual project.”

Yeah, the Bayview Broadway Good Planning Inc. folks can hold another quarter-of-a-million-dollar fundraising campaign... like they did for a neighbouring development site. :rolleyes:
