67.9 FSI?!? Whoa!

As for parking, the site sits directly above a subway station and there are a couple public parking garages nearby in the area. I understand they had to say what they did because current zoning requires parking but I hope city council or the OMB uses this development as a precedent.

That may be CF's next move so they can count it as a 'concession' in the approval process. It's like a developer that wants to build at 50 storey tower, so 60 is proposed and 10 is cut off, while someone somewhere pats themselves on the back.

Due process. Like with every large new project, there's a zoning bylaw amendment to consider, and the process will take several months… at minimum.
