OPA filed to permit residential uses on industrial land. No details yet but it seems to be connected with the 30 Zorra application just west of here.

Dull, duller, dullest.

As a rather hostile location with the 12-lane Gardiner immediately to the south, and an industrial area mid-transition with new residential, the massing options would benefit from some more creative thinking, à la Copenhagen or Rotterdam modern. You know, some BIG thinking, or something with some real mvrdv, I mean nerve.

That seems strange...
That first application was just to get zoning approved. Kooby Investments is a landowner, not a developer, so now that they have zoning, they have a property they can shop (and maybe have already shopped) to developers, and whoever takes on the development will resubmit.
