The rendering would be so much off from reality. plus this project does not comply with tall building guidelines in almost every aspect.

Proposal for a 23-storey non-residential building having a gross floor area of 18,720.6 square metres.
Does this not signal intent to proceed? I guess permits would signal more intent. How long do site plan apps once approved exist before they go 'stale' or is there no limit?
