Going through some of the concerns by W1 Councillor Keith Irish that were able to be answered by staff and the applicant.
Preliminary analysis, enough Sanitary Capacity unlike 300 John St (Thornhill Square) which will need upgraded pipes.
Traffic: Currently, only right turn in and out allowed. No preliminary concerns from the fire department at this stage (Official Plan & Zoning). Comments on the 2021 traffic report from Covid. An updated traffic report was recently submitted for review, though staff commented that more work is still required.
School Boards: No comments or objections from the school boards at this time.
Councilor Irish: Guessing that the Markham Council is unlikely to approve in the current form. Though the developer usually just appeals to the Ontario Land Tribunal (OLT) and the city council has a bad track record at the OLT.
Applicant: Intention to continue working with council, staff and public.
Mayor Scarpitti: Development on the NW corner was from a Horse Farm long time ago. Understand that there'll be more density in this day and age. It's in council's best interest to negotiate with the developer vs going to the OLT. There won't be a retail plaza or lowrise at this site, it's inevitable that this site will have more than the 8 stories currently zoned here.
