Yes you’re correct they’re probably are 2 below grade levels with 25 parking spaces on below level -1 and 27 parking spaces on level -2

Do they have full approvals here?
I believe so, demolition permit isn't approved until site plan application is in. With the permit site down though we can't see if there are additional permits. I have to imagine they have a shoring permit in by now if they've started with demolition.
 

Thanks for sharing! The total residential unit count has decreased from 136 to 127, and the tenure is now confirmed as rentals.

If any Hamiltonians can attend this meeting and report back that would be much appreciated , since the city's planning and permits systems are still down as a result of the cybersecurity incident.

I guess this is officially under construction 🙌

Here at UT we consider shoring to be the start of construction (sites can remain inactive indefinitely following demolition) -- if anyone spots shoring activity on site, please post a pic!
 
Reached out to the email on that letter, and they indicated they don't want to share documents prior to the meeting. They also said:

"You are correct that there has been a marginal decrease in the number of dwelling units since project inception – I recall we had a total of 136 units in version that the City reviewed in context of Formal Consultation in April 2023, that number has since decreased to 127. Can confirm that the design changes are predominantly internal (ie: unit mix/floor plate evaluation) rather than modifications to the proposed massing/development envelope. "
