I hope the developer will be merciful and come up with better architecture than that cheesy beige building with the clock at the top.
 
The last design has loser written all over it: no owner in their right mind would resurrect it.

The Rebirth of 34 Southport St (Former Swansea Plaza)?

About five years ago, the Swansea Plaza on Southport Street near The Queensway was sold to a developer, Georgian Homes. At that time, the plaza included a grocery store, a large pharmacy, a family restaurant, and several other smaller stores. Georgian’s redevelopment plan for this site, called “The Pointeâ€, called for condominium apartments as well as commercial space. Unfortunately, The Pointe never got off the ground (or, more precisely, into the ground), and the project was abandoned. Georgian tried again a couple of years later under a new moniker, “Kings Wayâ€, but this effort also failed.

Meanwhile, the Swansea Plaza tenants had been receiving little support from their landlord, the developer, and had been steadily moving out as the plaza became run down and customer traffic declined. The plaza has stood vacant and forlorn for the past couple of years.

Now, there is renewed hope that something will be done at 34 Southport. A new developer, the State Building Group, has purchased the property (under the name of the “Southport Street Development Corporationâ€) and has come up with variations on conceptual plans for the site that would include two 25-30 storey condominium towers, townhomes, and about 10,000 sq ft of retail space. The developer held public meetings in August and September to obtain feedback on its proposals, and hopes to make an application to the City of Toronto next year. If all goes well, construction could begin in 2012, following soil remediation work in 2011, and residential units could be ready for occupation by late in 2013. Whatever gets proposed here certainly can't be any worse than that monstrosity that was called "King's Way".
 
This is typical looking but an improvement over previous renders. So it looks safe and none too exciting. Residents nearby would be very happy to see a grocery store go in there. The closest one now is the Sobey's in the incredibly busy plaza on The Queensway across from the sewage treatment plant. The plant is the big circles in the corner of the ariel view of the area. It smells none to pretty when winds come in from the north. There used to be a Shoppers Drug Mart in the old plaza at this location so that would be welcomed back also.
Toronto Hydro is building something currently in the northeast corner of this piece of land. Right where some of the easternmost townhouses are proposed. So that could be up for change unless the hydro works are underground.

Residents demand a grocery store, bank in new condo, townhouse complex

The developer of a proposed condominium and townhouse complex in Swansea attempted to reassure residents that he has every intention of providing a grocery store as part of the mixed-use project, at a community consultation meeting Wednesday, Oct. 5.

State Building Group has submitted an application to the City of Toronto to construct two point towers, 25- and 30- storeys tall, comprised of 534 condominium units and 14 townhouses on vacant land at 34 Southport St. The publicly accessible residential development would include 10,400 sq. ft. of retail space.

Barry Zagdanski, president of State Building Group, told the large crowd that had gathered at the Swansea Royal Canadian Legion that he understands how crucial it is for the neighbourhood to have amenities like a grocery store.

"The grocery store is our prime motivation," said Zagdanski. "The bottom line is, we will get a coffee shop, a restaurant, a small grocer that the community can benefit from daily. We are committed to this - we are going to make this happen."

Apparently, this was approved at the OMB back in October. A mixed-use community with 558 residential units and over 21k sq ft of retail space. We should hear more this year 34southport.ca
 
hmm. i actually like the townhouses and how the glass tower emerges from them... am i weird?...
i can assure you: you're not weird. the people criticizing the design & contrast are most likely the ones seeing the tower/townhome complex from the highway on their way back home to Mississauga or Brampton ...
 
You bring a thread back to life by responding to an off-topic post from September 19, 2006? Hmm…

Well, I'm not sure why you presume to know what connection the commenters may have to any particular project, or why zipping by on the highway to some outlying community would lessen the value of the criticism. As I live nearby and think that the juxtaposition of the two architectural styles at WbtL and NXT and NXT2 is awful, it would follow that you feel my criticism is more valid. Sorry if that stings.
