Your precedent (not yet approved) is the UT tracked proposal at the corner of Sheppard and Midland seeking 39s.
The ask for this one is therefore a bit steep, but by no means ridiculous in the context.
I'm not wow'ed by the one render, but will wait for the application for further commentary.
I did indicate in previous analysis that I expected this entire super-block (Stouffville GO to Midland, Sheppard to CPR mainline) to be the subject of intensive redevelopment, it would appear, I'm not the only one to think so!
