Note the very high parking ratio here, on major transit corridor, and almost directly across from Guildwood GO Station.

~0.72 spaces per unit

Huh?.............no retail at all, fronting Kingston Road or otherwise..........

Ground Floor Plan: (Kingston Road is on the right hand side of the image)

Landscape Plan:

The Good: Street trees everywhere; very high soil volumes! (Excellent); irrigation provided, mostly reasonable species choices, even if they have no idea what native is/is not.

The Bad, Tulip Trees on Kingston Road frontage will be in tough to survive, they don't like salt and they don't like high winds and cold. They'd be better off putting one in the Courtyard if they were set on it.

New rendering added. The storey count changed from 12-storey to 20-storey. Height changed from 42.50m to 69.70m. The unit count changed from 229 units to 320 units. Total parking changed from 167 parking to 106 parking.

Rendering taken from arch plan via rezoning submission.
