Hot Mess! Some times less is more, but clearly not in this case. There are way too many architectural design elements in this building that none of them ends up standing out. That slanted roofline on the crown is the cherry on top.

Hopefully they over-designed this, knowing that many of its design elements will be value-engineered and chopped during the development process.

I'm not sure which would be worse then.

...instead, I hope they refine the design and then gets built with quality materials.

This is another one bordering on outright refusal.

From the report:

The proposal is not acceptable, the tower is too tall, and does not provide appropriate tower setbacks, separation distances, and transition to adjacent Neighbourhoods to the south and the Park to the east.

This application has not been deemed complete. An Incomplete Notice of Application was sent to the Applicant on January 12, 2021. A Block Context Plan is required in order to consider the application complete

As per PE's comment above yours, this has not yet been approved, so it certainly does not have a start date for construction.

If it were approved w/o major changes, by September, the earliest possible start would be late this year, but that is highly improbable.

So the answer is simply its a long, but indeterminate time off in the future.
