Digging the low parking ratio; hope that's realistic, even with the subway coming. On a side note, wish the City and province had bundled Steeles BRT with it.

Off site parkland might work better. Use the park space to create a more functional site plan; buy out 4-5 houses around Goulding Park.

This intersection is getting quite shabby. Would be nice to coordinate contributions from all the surrounding apps to repave the roads and sidewalks.

It would be utterly depressing to live in any of the inner facing sides of those towers, especially on the lower levels.
Thank our "population growth" policies for making this sort of thing viable/acceptable!

Tallest remains 55s.


@Paclo will get us all sorted on what else may be of interest.

Due to each building having full mezzanine slabs between ground and F02, the tallest here are actually 56-storeys. Combined with boosts in the resubmission we now have 56, 56, 49, 47, 36 & 29-storeys.

Additional changes are as follows:
  • Total proposed residential units increased from 3325 to 3358
  • Total vehicular parking decreased from 617 to 468
  • Total bicycle parking increased from 2497 to 2532
  • Unit Mix & GFA changes
