…and it would seem that Hines has hired 3XN (quickly becoming Toronto's Danish darlings?) to design it. It's going to be a rental project with retail at ground level, no renderings or word on how many storeys they are look at yet. Janet Rosenberg + Studio on landscape. More soon!

This section of Bathurst is shockingly under built, even for historical Toronto standards. Can't believe it's taken this long for something significant to happen here...

First of 3 public consultations being held January 11 being two sessions 4-6 p.m. and 6:30-8:30 p.m. at 477 Richmond Street West. Received the notice in my mailbox yesterday.

EI Richmond is pretty bad as well. I will say they are the best of the worst at incorporating spandrel glass. They pretty much use the same glass/spandrel combo over and over and over again so you would think they would have figured out something that doesn't look completely awful.

One problem (of many) with this never-ending condo boom is that the local hack firms--some of which are mentioned above--can feed at the trough of the GTA builds alone, whereas Danish firms can't possibly sustain themselves designing the odd museum or midrise in Copenhagen. So,while the latter have to up their game to appeal to international clients, the former can stay fat without ever having to venture outside the 905.

Exactly. It comes with the territory. However, Toronto's speculative real estate boom has expanded well beyond just local hacks.
