Hmm... there is a poster over at SSC saying this is the design for "88 Queens"... design by Gensler architects of San Francisco ... not sure if this is accurate or not...

IMO, I think this building is being built on Shuter St. and not Queen. The first pic shows Jazz to the right, then Dalhousie. You can see 25 Mutual in the background between the new Bldg and Jazz. The second pic. confirms that the bldg. will be at the north end of the lot along Shuter between Mual and Dalhousie. Not sure why it has a Queen St. address???

These are two different buildings we're seeing renders for. Unless one is older and one is newer.

The image on the previous page is the newest render. We put it up our Twitter feed last week. 88 Queen is the entire development, 88 North is the first phase at Shuter.

Gonna have to agree that a park that size at that location maybe isn't ideal. It's gonna get sketchy fast unless they have a really good plan to prevent that

In today's context I agree. But 10-15 years ago people were probably saying that about every new park planned in Liberty Village / West Queen West. With the amount of development in the pipeline this part of town will change very quickly.

30 MUTUAL ST
Ward 27 - Tor & E.York District

The proposed development is for a 29 storey mixed-use building containing 421 residential units and approximately 810 square metres of retail uses located, at grade, fronting onto Shuter Street A four level underground parking garage is located directly beneath the proposed building. Well-designed open space will be provided on the southwest quadrant of the site.
Proposed Use --- # of Storeys --- # of Units ---
Applications:
Type Number Date Submitted Status
Site Plan Approval 15 270190 STE 27 SA Dec 29, 2015 Under Review

88 Queen East was DRP meeting yesterday.

There was no real discussion of the 30 Mutual Street development (and nothing about the details) : this building is really Phase 1 of this whole project - the application was put in in late December. This building actually runs right along Shuter Street from Dalhousie to Mutual; the Mutual Street address is a bit misleading.
However, the Panel certainly said that any planning for this building should take account of the plans for the rest of the site and their suggestion to get the loading docks etc underground clearly has major implications for these plans.

From the Article:

88 North sold out fast, Patrick tells us, and “for a substantial premium over what’s been selling in this area.” Buyers recognize the value in getting into the inaugural phase of a community that’ll eventually be a hub for Downtown East, one of TO's hottest residential submarkets. Larger suites were 88 North’s fastest sellers, Patrick says, a sign the condo market is “oversaturated" with one-bedroom product.

My thoughts - People are being shut out of Detached and Semi detached housing market - and are now turning to larger condos - walking distance to work too !

In this sense people being shut out of the single family house market is a good thing. It encourages more dense city living, less 2-3 hour commute every day.
Countries like the US and Canada have several times the energy consumption of European countries, not because energy use is less efficient, but because we travel longer distance by car way more frequently. The reason is nothing but the single family home living style, which tends to be too affordable.

hmmm... Canada in general uses only slightly more energy per capita than Norway.
Canada also is using 2.5 LESS per capita than Island.
Both are rather 'compact' countries by comparison and both are regarded as sensitive to their environment.
I am giving these examples not to promote energy waste, but rather to get some balanced view on where we are.
We are not as wasteful as the 'political green' mantra repeatedly suggests.
In real world the level of energy consumption is reflective on geography(climate zone) or (as a byproduct) on wealth of the country, in general.

BTW Ontario per capita energy use is less then half of that in Saskatchewan or Alberta and is one of the lowest in the country.

Is that because of the extractive industries in those two provinces? If so, it's hardly a fair comparison. The entire world uses the resources mined from places like this, so our hands are not so clean.

Wow, the article says the first tower, 88 North sold out ! (would love to see confirmation) and great to hear that "larger" units were the best sellers - bodes well for the development and downtown - more families living downtown. Great to see.

Wow!, I didn't even know sale had started! Great for them - it'll be nice to have more density there versus a parking lot.
