I liked the design from the get-go but pretty much forgot about this project since progress has been inordinately slow. I agree the historic facade is rather bland for such efforts, but I tend to like their incorporation even if they do sometimes look awkward in their new context. For me a variety of materials and textures at street level provide more interest than the typical modern materials that are used today. What perhaps would have been better is the use of more brick for continuity though. (I just noticed from the renders that they are in fact doing this- in which case it could turn out quite well)

The condo units start on the 9th floor. So there maybe either some special hotel rooms or spaces and/or just a bunch of mechanical/structural transfers happening on that floor.

I would be nice if they centered the old façade with Mercer Street.

I wonder how many floors up the blank west wall will go, and how it will be clad.

the building steps back on the 15th floor where there will be balconies facing west, with a protruding stair core in the middle.
I believe the blank wall below will be covered in a similar finned façade as the rest of the building but with spandrel panels.
