There's something I really like about this, it's almost brutalist but is lacking all of the features that make brutalist buildings undesirable for a lot of people.

Sidenote, what a beyond perfect example of a stroad - arterial road with mostly low density industrial but a handful of restaurants and single family residences mixed in. Not bad for walkability on paper but what an unpleasant area to walk around. I'm not super familiar with the area but I would imagine Bloor is a disaster at rush hour too.

I live somewhat near here and surprisingly it's not as bad as you'd expect. Backup definitely occurs due to the terrible design of the highway exit/entrances, because of the way it was shoehorned into south Oshawa, but I'll occasionally take Bloor to bypass slowdowns on the 401 and it moves alright.

The whole of south/central Oshawa feels underutilized with lots of parking lots that are ripe for development. Indeed this stretch of Bloor is not pleasant to walk around, lots of rustbelt/post-industrial vibes, although there's plenty of potential for the city to bounce back. A Starbucks there might be a little aspirational though.... lol
