Being a transplanted Vancouverite myself, I can relate to the comment about the lack of density in Toronto. Not that Vancouver is more dense necessarily - the density is simply concentrated, whereas in toronto, the towers are so spread out, though they are numerous compared to other North American cities.

What I find about Vancouver density that works is that everyone is roughly in the same area, so Vancouver feels alive and well lived in to an extent that Toronto cannot mirror. Toronto's neighbourhoods are many and more interesting than Vancouver, but there is no centre of gravity in the same way as the Downtown of Vancouver. Yorkville and King West, in my opinion as well, need some more density to really create vital communities. Not that they aren't now, just that they could be even more.
 
^I agree with you for the most part, however, one major major benefit of not concentrating all development into one area is that the neighborhood evolves more organically over time and appears to be layered with many eras of architecture. Right now we dont have alot of completely filled out streets like Vancouver, but when our streets fill out they'll have victorians, modern buildings, PoMo, neo-modern and whatever the future brings us. In the long run thats more exciting. But otherwise yeah, thats one of the many things Vancouver has that I'm jealous of.
 
The massing of typical Vancouver towers do their best in creating a feeling of greater density. The Aura site, for example, would likely have upwards of four towers with a third fewer units. Anyways, I would say its the additional four and fifth floor for buildings around the towers that Toronto is lacking and not the towers themselves .
 
I really like highrises lining residential side streets, like they do in the Upper East and Upper West sides of Manhattan. We're not there yet, but Charles Street will probably be our best attempt so far. We missed the boat in the 1960s by building many of our residential apartment buildings behind a front lawn and a turning lane, and then, as maestro says, we missed the boat again in the early part of this decade with 2 storey podiums instead of muscular midrise bases. We're learning, though, and we don't make these mistakes that much anymore.
 
UrbanToronto recently visited Chaz on Charles,which gave us the opportunity to study the scale model of the building for a closer look both at how Chaz will meet the street, and at some of its ground level amenities. We will spin around the scale model, and start with a view from the northeast.

Looking down on the area, we see the layout more clearly. At the right we see the driveway heading to the car drop, and then a snaking sculpture amidst light poles in the plaza. Below that is the main entrance from the sidewalk, and a path leading the the outdoor landscaped terrace at bottom. We'll look more at the terrace later in this tour.

Past the lobby entrance we find ourselves in a relaxing space designed by Ceconni Simone. The space is divided into a series of smaller spaces - a Living Room, a Wet Bar, a Dining Room (with wet bar and catering kitchen) and a Billiards Room - all of which open onto a landscaped outdoor terrace. The east lobby spaces will be bookable for private functions.

We spin 'round to the south. Up near the top we see the Chaz Club with its dramatic two-storey view over the city. We'll come back for a better look at the club in a future story.

Back at ground level we see the terrace from the south end, and sitting areas and bike lock-ups in the plaza area at the back of the building.
