Yes, the prices for Quartz & Spectra was high for Cityplace, but the features and finishes are the nicest Concord has ever offered and comparible to other higher end condos. I would never buy there due to the inventory and it hasn't been appreciating as well as other developments, though I much prefer it over Liberty Village.

high end features and finishes drives more costs placed onto per square footage... which becomes expensive to own a unit there that people barely can own units there.
liberty village - more trendier, and more atmospheric place unlike cityplace - no character at all, just skyboomed of skyscrapers and views are pleasant looking above.
you are right, i prefer liberty village over city place. :)
 
Yeah, Quartz and Spectra are well under way in construction and over 80% sold....so that leaves one more project at Block 37 to market, which shouldnt be too difficult considering the location and the few amount of units (3bdgs.-total 581 units),
Soon enough we will hear all about their final phase at the Signature Tower site...id say by next summer.

i am sure they are 80% sold by the buyers, who plan to rent them out to business professionals. considering st. jamestown is a place of immigrants and low-income families, and cityplace is a place of professionals and high-income singles. liberty village a place of cared people and in place to start families. :) now that makes all sense.
 
I attended a meeting last night to preview the project and have a few details that can clear some things up. The project will consist of two towers sitting atop a 9 storey podium, for a total of 70 storeys and 66 storeys. The street level will have retail along all 4 streets that surround the site, so Bremner, Spadina, Blue Jays Way and Navy Wharf. Above that will be office space, and then residential above.

The buildings themselves are nothing special, however they will act as a giant canvas for a major public art project that will use the entire height of the building, the mechanical floors midway up both towers, as well as the roof feature. It will be one hell of a colourful project. Both buildings will share a lobby that will be accessed from Bremner for pedestrians, and from Blue Jays Way for vehicles. The lobby will be pretty transparent, allowing you to see through the entire block from Bremner through to Blue Jays Way.

It's quite different for Toronto, but not as adventurous as many were hoping in terms of the shape of the buildings. They will basically be a cross (+).

We are looking at a minimum of 3 years (under current market conditions) before construction starts.

Thanks for the update - the public art/colour component sounds promising and mixed used aspect great - not sure if I can say the same about the architecture however.

3 years is a long time, wait and see I suppose.

The application hasn't been submitted to the city yet, and they will require changes to the zoning by-law, so most of that time will be waiting on approval.

Indeed, but the area really isn't that disconnected from the rest of the city. The Globe lands will add quite a bit of office space, the live work units along Fort York Blvd are filling up with small offices, and there is still a potential development site at the South-West corner of Front and Spadina that is supposed to also be commercial. Loblaws at Bathurst will also have a commercial component.

Adam Vaughan also mentioned that the project at the convention centre site is going ahead without the casino, and they still have Foster on that project, so it should be a big one. It will rival the Eaton Centre in terms of the amount of retail proposed for the site.

It would be great if news of the mtcc site is true. Not sure if that much retail can be supported in that area. Retail will also be at the Globe Lands as you mentioned. Traffic would be even more chaotic.

General rule I like to follow when driving:

Don't drive ANYWHERE south of Bloor, east of Roncasvalles, and West of the Don Valley. Avoid driving as much as possible within the old city of Toronto. these rules have one exception, which is Sunday.

Any ideas on roughly how much retail / office we are talking about ?


Also what about the city owned plot next to the park ?

I hate driving in Toronto in general with all the traffic, but it's the best way of getting around the suburban parts. I find cycling to easily beat driving and transit in the old city of Toronto when you consider travel time, cost, convenience and parking.
 
Nice to finally hear some news on this project! 3 years is an awfully long time to wait. It'll be interesting to see how much of the design actually changes from now till construction down the road. And will the design even retain its glory 3 years down?

and please do a sketch Tuscani!? we don't need an artistic masterpiece of any kind either, we don't judge! :p
