well yea, they don't want to rezone it again. Means it keeps the same built form.

Maybe I can't count,... but from rendering of Centrium1, the shorter Hilton hotel building on Yonge had 11 storeys above podium. On rendering for Centrium2, the shorter building has 8 storeys above podium. Did they give up on the hotel for the shorter tower on Yonge? And if so, was it converted to office building,... pure speculation since office floor has higher ceiling than residential condo such that 7 office storeys take up about the same vertical height as 10 residential condo storeys. If so wouldn't that require zoning change from commercial residential (hotel) to commercial office?

Not really happy if Centrium2 is basically the same as Centrium1,.... the first floor retail will be those PacificMall type cubical stores,....arghhhh!!! I was hoping that the first floor retail space would be redesigned,... But at least the south end will have St.Lawrence type retail stores that would match the adjacent north end of Beacon which will have St.Lawrence Market retail area and an open space in between for outdoor farmers market,...... now to get the city to close off that planned little roadway between this building and Beacon,.... so that there will be a nice open space there for the farmers market and whatever ethnic food market events,.... if this building goes up then the Beacon access road could be to the west of this building instead of off Yonge.

The appeal of purchasing a pre-zoned development is that you don't have to redesign anything. At this point we should just be happy the site will actually be developed

The Centrium1 was Korean developers building a Korean indoor retail mall. Centrium2 coming from Guizetti Corporation which sounds Italian,... don't have that demographic here,..... but let's see what they do with the PacificMall retail cubical stores,.... But add Sorbora's Beacon next door,.... and this is practically Little Italy in North York!

Just because the developer is a Canadian-Italian family-run business does not mean that the building will be designed to appeal specifically to Italians, or that they would be the majority purchasers either.

Dude,... that was a joke,..... since there's so few Italians in this area of North York Centre.

Within the North York Secondary Plan area (Yonge corridor between Hwy 401 to Finch Hydro Corridor) the vast majority of condo residents are Korean, Persians and Chinese,.... not many condo developers that built condos here are from these nationalities. Exceptions would be,.... Shane Baghai (Persian) did about 4 mid-rise condos and some townhouses in Avondale,.... Concord-Adex (Chinese-HongKong) does Park Place but that's technically outside of North York Secondary Plan.

The vast majority of the buyers of this development will be Korean, Persian and Chinese,.... too bad the advertisement doesn't feature these ethnicity,.... they look Italian! ;p

Good thing about this going to Guizetti Corporation is that their history with Grand Palace and Grand Genesis isn't too troubling. Grand Palace is HPA, for example.

Ha, talk about stock advertising. I don't think you'll actually see any of these "advertised" people in this building. Kind of like that sign for a karaoke bar near Yonge and Finch, with a picture of what appears to be young white kids having a great time:

(They are having a great time -- but most likely they are doing it somewhere else. :))

Confirmed,.... the Yonge Street hotel for Centrium has been converted to office building for Centrium2 (aka G-groups EllieCondo),...
