It could easily be taken care of by building other phases first, and then McDs could be shifted into one of the earlier phases if they want to stay, and if ELAD/Freed want to retain them. The developers could always offer to buy out the McDs lease if they don't want to retain them in the redevelopment…

McDonald's in that area can go; there's no shortage of them: there's one at Dufferin and St. Clair, two in Dufferin Mall (one in Wal-Mart SuperCentre and another in the food court), and one at Ossington and Bloor. The McDonald's could move to Lansdowne and Dupont if it wanted to.
 
The application was resubmitted on November 2, 2017. A bunch of new documents have been uploaded. There are now less towers, there are shorter with less units, and all the buildings seem to be located north of the new diagonal road.

The proposal introduces a new street and block configuration containing 5 blocks with a total of 8 towers ranging in height from 19 to 35-storeys. Proposed for the site are 2890 residential units and 150 affordable housing units.

Worth noting that HPA isn't actually doing the architecture here (just master planning). Unless something has changed since this was originally submitted, Freed will be bringing in a few other architects to design the buildings, so I wouldn't put too much stock in the architectural expression in those renders.

Really? David Pontarini took a long while explaining design matters at the last public consultation for them not to be involved in the towers themselves.
 
It's possible that this has changed, as my info is veeeeery old:
To clarify: HPA and Strategies are master planning the site. Peter is hoping to award each individual building to a separate architect. A very wise strategy and one that will surely result in a stronger development.

While 150 units affordable housing is not nothing, it's not a lot compared to the size of the project; considerably less than 10% of the 2891 proposed residential units.
 
I think the real loss is that this development used to have a distinct look and feel to it. The bold look of the rounded corners, the nicely detailed street presence, and streetscape design together gave this a unique feel. Now this looks like everywhere else in Toronto. Like ADRM said, this could be Liberty village, or Mimico, or North York, or Mississauga, or Fort York... it's all the same. 'Building 1' in particular is a huge step backwards. Let's hope that over the process of realizing this project they regain some of the elements that made it special.
 
The building's aren't the actual designs that will be constructed. This is the rezoning stage - purely about massing and height and density. Expect actual designs to change before construction, possibly with different architects.
