Lets see.................no parking.............hmmmmm.......................Wilson to Lawrence no parking.........................in front of Dufferin Mall................South of King....................a few small areas, but rest can see on street parking 7/24/365.

To run any true transit like a light BRT will require cars to be removed off Dufferin 100%.
 
The only thing that can solve the traffic chaos on Dufferin is either:

a) Rapid underground transit or;
b) Expropriating huge swaths of rear private property land to allow for parking at the back of those properties to allow for smoother traffic flow the freed up lanes

Seeing as the latter option will never happen in this millennia, the former is really the only viable solution.

I'd suggest that neither of those are particularly likely candidates for this millennia, but option 3 is realizing that purchasing a single family detached home doesn't imbue the purchaser with an inalienable right to motor vehicle parking directly out front of their residence, and mustering the political will to act upon that realization.

This isn't ripping the parking pads off of people's property, it's re-prioritizing the allocation of a scarce public good so that it serves vastly more people.

Only problem with that is that this city isn't giving people an incentive to get out of their cars. Our transit system is pathetic to the point that some really dont have a choice. Just imagine taking all those homeowners out from their cars and onto the 29. If one thinks that the route is horrid now, just imagine what would happen if you took even just 1/4 of the cars out and transferred them onto that route. And the sad thing is that even if we took 1/4 of the parked cars out, Dufferin would still be a jammed mess because of the remaining 3/4.

It's going to be interesting to see how much worse the situation gets with this redevelopment. It's unfortunately because this proposal is very exciting, but this city doesnt seem interested in making the necessary transit improvements to make this future neighborhood function as well as it should.
 
Bus service will improve slowly but surely: it has too. Some people will switch to transit from driving. Some will bike. Some will walk. As density increases, people will change transport mode, also slowly but surely, because it will just make sense.

Sure it would be great to have a subway on Dufferin, but it'll be quite a while before we can afford one on it. You have noticed, @Amare, that there's a backlog of expensive transit projects to build, right?

Some of these backlogged transit projects date back to the early 20th century, how could I ever forget about them!
 
The City should upzone all of the properties along Dufferin to allow 5-7 stories midsize developments, and create a program of incentives and streamlined approval that will facilitate land assembly of properties along this corridor. I'm sure some homeowners along this busy road will hold out and say no, but enough will group together if the incentives are right, and the city could gain appropriately scaled development for such a road. Much like Bathurst, Dufferin should not be primarily single family homes. There must be models that have worked in situations like this in other cities. Perhaps owners wishing to keep a stake can be offered units in the new buildings, or cooperative ownership of these owners with a developer partner could be encouraged.
 
Photo taken last week - Not sure what is going on with the ceiling. Also, over the past few weeks approximately half of the smaller, independent shops have either put up a "Closing Sale" sign or have announced they will be relocating by this September. A couple have already closed.

Spoke to a business manager in the mall today...............

They have been told they have till December to get out, with a possible extension to January.

Apparently that's the drop date for demo.

I haven't seen this personally, but have no reason to distrust the info.
 
Indeed, most shops have already closed, are in the process of relocating (some of them in the neighbourhood) or closing. One Rexall employee told me they were staying open until they relocate into the base of a new condo:
