There's so much good about this proposal but it's extremely discouraging that developers undertaking projects in areas like this have so little understanding of the damaging processes of gentrification and the displacement it causes that they say things like this.

I agree. Also, while there were two properties with industrial ruins in the neighbourhood, the area hasn't been derelict and depressed in general in the past 20 years. There was never an issue attracting residents and businesses, though they typically weren't people who could buy million dollar houses. They were more likely to fix cars instead of serving lattes. Though it wasn't pretty, this district never lacked vitality.

Docs are up. Matches the renderings on the last page, except now the 8 storey office building is only 4 storeys. Looks stumpy.
 
Interesting. I wonder if that was City pressure or just the reality of trying to lease office space in this part of town. It's doubtful that Patrick and Naram will build this themselves, but they'll still need a willing investor if they were to sell.
 
Had a look at the plans and the design is definitely different than the renders. It’s still red brick but it’s got a dramatically sloped roof now as well as terracing down towards st Clair. Also of note is that all parking is above grade abutting the rail line.

Why is it so hard to lease office space in the area anyway? The city has always wanted to preserve employment in the area, but it seems that no one wants to build the office space for employment. Thus, you get low value development like big box stores. There’s supposed to be a Smart Track station right next door. Perhaps that will make it more attractive for higher-value commercial development.

Does this project include the space where that closed self serve Car wash station? That seems to be an abandoned plot of land now.

If you're referring to the one right along Keele, then that is not included in the Carlyle Junction development.

Wow, I thought this project was totally dead. Interesting design, especially for a lousy area in terms of architecture.
