It's hard to tell, but the step back has begun on the 5th floor on the south side. They've also started installing steel for the awning/canopy on the first floor - you can see it just above the hoarding.

looks like the stucco and stone veneer is too much for the one shack to handle ... has a bit of a lean

Ah-hah, shots from one day later!

This sketch of Kingston Road will look quite urban when this is done, what with Henley Gardens on the south side of the street here. So different from the wide-open feeling on the north side of a year ago…

It might be the opposite, the stone veneer is the only thing holding it up. It's being reno'd right now. It's been totally gutted - even the roof joists are gone. It's only the 4 external walls. I can't wait to see what they list this for once it's done.

Wasn't the stucco and stone part of a recent full gut reno? I was curious so I googled the address and found this:

What 500K buys you in Toronto. I renovated garage with basement at the end of a long streetcar line.

Those homeowners behind the condo can't be too happy.

On balance, you're probably right.

Good: Alpine is closed down, so no loud music until 2-3 AM on weekends anymore < and the accompanying drunks.

Bad: Loss of sunlight and ~60 units' terraces looking down on your backyard.

I'd have to guess prices there would stagnate or go down a touch because of it too.

If someone had made me King I would have allowed the entire block to be redeveloped into a larger building.
