OPA & Rezoning seeks to remove the restriction from the Section 37 agreement regarding the 10,000 sq. m. dedicated exclusively to office space, by revising the term "office" to "non-residential". The proposal does not introduce any additional Gross Floor Area (GFA) to what is currently permitted on the subject site, and there are no changes being considered for the permitted residential uses or any other part of the development.
 
Block 2 (the 40 & 34-storey middle block) will be marketed as "M2M Squared". The blocks have been split into individual project pages , linked at the top of the thread.

With regards to H-Mart,....
January 2024: All building permits initially applied for
June 2024: Building Addition/Alteration and Plumbing were initially approved (usually, I expect 3 months so this is on the long side),... Mechanical is "Issuance Pending" - so it looks like the HVAC weren't originally up to standards yet - but now with "Issuance Pending" it's more like City has approved but waiting for final payment of some sort,...

H-Mart not used to building out a full-size supermarket - or at least their designer/engineer/architect are having issue meeting City design code

As of now, all Building Permit for H-Mart finally granted,... 18 months after initial application! Again, this should have taken just 3 months,... going forward, it should take 6 months to build out and open a supermarket,... but at this rate with this H-Mart, I expect the new EmperssWalk T&T opening Summer 2026 to open first!

From local Cllr Lily Cheng's December 18 Newsletter,... "Update on M2M Pathway Access"

Directly east of Aoyuan's M2M Phase 1, 2 & 3 runs the new Olympic Garden Drive,... east of that is a strip of land (teal in diagram) to become a new Park (which I've nicknamed Fallopian Park - due to it's path design),.. anyways,.. this strip of land still belongs to Aoyuan Canada (since Winnet hasn't fulfilled it's obligations yet),... for Aoyuan's M2M Phase 1 building permits requirements, the lands weren't conveyed as Aoyuan was responsible for building the new Park - so likely just monetary guarantees,...
- At the south end of this strip of land (teal in diagram),.. there's a path adjacent to 46 Averil Cres,... this is still Developer's property,... but during M2M Phase 1 construction - they allowed public access through this path (construction trailer next to it - so easy for their construction guy to maintain/shovel it),... short-cut for local residents to east get to Yonge St. But it's Developer's property,... so if somebody falls, the property owner (Developer) could be held liable!

It's the Developer's Private Property,... they don't need to maintain it,.. don't need to shovel it,... it's perfectly legal for them to fence it off,...

In her newsletter,... the local Cllr Lily Cheng is suggesting Local Residents pursue legal action against the Developer,... for refusing Public Access on their Private Property! Which would just encourage the Developer to block off their Private Property!


BTW,...the local Cllr Lily Cheng's newsletter incorrectly named Alpha Alternative Secondary School - huh? that school isn't even in her ward,... she's confusing it with Avondale Secondary Alternative School at 24 Silverview

Trust me,... I wouldn't find a flaw in the execution - since if Cllr Lily Cheng gave me $1m, I'd be way too busy spending it all - before she Flip-Flops and change her mind,... as she does on so many issues & election promises!


Well,... speaking of local Cllr Lily Cheng's wishy-washy execution,... her November 20, 2025 newsletter mentions the promised Newtonbrook Community Centre that's to be built into the podium of the stalled Aoyuan M2M Phase 2

Since Aoyuan never proceeded with their M2M Phase 2 & now it's stalled in Winnet's (BS Holding Company) acquisition,.. and likely to be UpZoned further (from current 4.6FSI to,... well, Cllr Lily Cheng already granted Osmington's 6355 Yonge 21.75FSI and commented "Oh, that Developer is so nice"),... this Newtonbrook Community Centre won't see the light of day until about 2040

So in the mean time,... Cllr Lily seems scheming to set up a temporary Newtonbrook Community Centre at her nearby "Alpha Alternative Secondary School",... err, I mean "Avondale Secondary Alternative School" at 24 Silverview. Now, if it was feasible to set up temporary Community Centres paid for by the City Budget (controlled by Mayor Olivia "The City is Broke!" Chow),... wouldn't you think all those other City Councillors (past and present) be doing that as well???

Re-read that last paragraph in her newsletter,.... As you can see, Cllr Lily Cheng has absolutely no financial money sense,.... which is another reason - if she ever gives me $1m, I'd be too busy spending it ASAP!!!

For Silvercore's Newtonbrook Plaza Redevelopment, Cllr Shiner got approximately 25,000sqft of Community Space for an in-park Community Centre (4 towers; 28, 36, 36, 44-storey; 1,674 residential units; 3.6FSI Density)
- When Cllr Filion took over this file (2018 election), Cllr Filion envisioned a larger Community Centre within the Podium and to free up the Park for open greenspace,.... and to satisfy and exceed City Parks and Recreation demands of 45,000sqft Community Centre, area will get 50,000sqft Community Centre by "add an additional 1,960 square metres" (21,097sqft) "to the approved 3,232 square metre" (34,789sqft) "community recreation facility"

- City will pay developer Aoyuan $3.9m for the additional 1,960m2 (21,097sqft)
Pg 22: 4. “A payment of $3,900,000.00 from the City of Toronto’s Parkland Acquisition Reserve Fund, prior to the conveyance to the City of the Social Facility, which payment shall be indexed annually, from the date By-law – 2020 is in force, in accordance with the Construction Price Index”

To satisfy Aoyuan M2M's Phase 1 Building Permit requirements a few years ago, the Developer had to handed over money/guarantees to cover it's approximately 15,000sqft of Community Centre Space,... then add the the 21,097sqft Cllr Filion got from Parks & Rec - means the City has enough for about 35,000sqft Community Centre now (in-podium rate) - a Community Centre too small for Parks & Rec to operate,.... but more than enough for an AOCC!

So right now, there's money for almost 2/3 of NewtonBrook Community Centre - that's real money in the bank (literally!,... and a whole lot of PopCorn money!) waiting and reserved for Newtonbrook Community Centre,... we have to make sure Cllr Lily doesn't touch this money and messes up the permanent Newtonbrook Community Centre!
