any updates on if this development has begun construction?

In general, you can assume that if UT members have updates they will share them.

That said, I checked the permits for you.

The demolition permit has now been issued:

As no building permits have yet been applied for, or issued, it should be safe to assume that there is no (non-demolition) construction ongoing.
 
No new renderings are updated in the database! There is much information updated in the database. The overall building height increased from 33.20m to 33.80m. The total unit count increased from 213 units to 215 units. Finally, the total parking space decreased from 215 parking to 183 parking.
 
What does "Forwarded for Issuance" actually mean? The permit was issued?

No, it means as soon as they pay their fees they can have the permit.

Currently, the complainant would have to pay $2,548,547.92 to have the permit released.


There's a fulsome explanation if one follows the link; but the long as short of it is, the applicant waited til May 1st, 2023 to pay the DCs they had to pay to get the permit issued.

May 1st an increase in DC rates took effect and the City said, so sorry, got to recalculate what you owe based on the new rates in effect.

The City says they made every effort to facilitated payment prior to May 1 by expediting work for the applicant. They were late, thems the breaks.

That would suck, being 24 hours late costing you over 2M.

But I don't know how they can argue the City did anything wrong; they were late.
