very beautiful, but only those three little retail levels is a real shame. toronto has a very big problem with the high cost of commercial leases, which has over a generation greatly decreased the number of viable spaces for entrepreneurs downtown. as such, a giant proportion of shops that have opened over the past are chains, formula retail. it makes entire swathes of the city feel very sterile. the city needs to adopt san francisco-style formula retail controls immediately, and work on a plan to encourage developers to build even more commercial spaces. a certain prominent new building on yonge street provides a great example of a way forward.
