Remember what happened to the University Avenue Extension--finished in the Depression, for years almost nothing but parking lots, auto-oriented services, etc...

Exactly. That's why timing and strict control of built form is essential for those new grand boulevards. I wouldn't like to see them crushing the whole city, but one grand boulevard lined with buildings as in those Vimy Circle renderings would have been quite nice.
