This plan should to be rejected to the fullest extent possible. It's by far the worst "master planned" project currently proposed in Etobicoke.
 
Retail units facing Dundas and new public park.. tragedy really! Stop it immediately.. :))
Ok, you might have an issue with putting facades behind the green if you are so blindly in support for continuity of a streetwall, but call it " by far the worst..." is a bit much..

Despite the density, these really just doesn't strike me as a particularly urban environment. The wide ROW of Dundas is made exponentially bigger by the park, which is lined with another fairly wide service road to its rear.

I suppose the dogs of these buildings will need a place to relieve themselves though.
 
This is honestly so uninspiring and ridiculous. Is it that difficult for Pinnacle to push the parks to the back of the site, and bring those 4 towers so they front Dundas? Those "parks" as is will be useless since this stretch of Dundas is essentially a mini highway where cars zoom by, which effectively renders the proposed green space inefficient.

Having major retail spaces line Dundas at podium level would be very successful eventually so I have no idea why this proposal is designed without this in mind for all but 2 towers.

The towers themselves are just an afterthought and clearly not much thought was given to differentiate any of the towers apart. This development is just a joke; Mark Grimes should be pushing for a lot more out of this especially since this is Etobicoke's City Centre but as usual he's proven to be useless on this front.

How can Pinnacle come up with ambitious designs for Scarborough and Downtown, but yet come up with such a pathetic "effort" here? At this stage, this proposal is literally CityPlace West.
 
The park facing Dundas is such a mistake. I'm all for green space, but if you're going to create a park, it has to actually be usable, and not just a glorified front-lawn.

Separate threads have now been broken out for Phase One (Cypress at Pinnacle Etobicoke) and Phase Two, and each gets its own database file. There's a first story up about Phase Two here.

With this connection now in place between this tower and Kip 1 tower, I suspect traffic light will be install on Dundas for the road for Kip Tower 1, the 2 towers under construction along with Pinnacle tower as well.

A number of units have been lease on the ground floor already. Noticed KFC is to become Burger King and maybe KFC has lease one of these units. Surprise on KFC disappearing and one of many that close.

I wonder when the north side of Dundas will be get attention.
It will be some decades before that happens with 2 locations that will see it happen sooner than later. The south side is calling out for development for a number of decades and this is only the tip of the ice berg coming for Dundas. Don't for get you already seen plans for the Coverdale mall area that about a decade from happening. The island land area where the beer store will happen in the next 5 years or so.

To do Dundas on the north side, you are looking at about 2050 to see most of it gone.
