Q the rant again: we all know that value engineering (and complete re-design) away from seductive render porn is most often a fact of life here.

But this one... birthed as the best thing Wallman has ever designed imo (with colour!)... now reduced to a slabby lump of coal on such a prominent waterfront site is tragic.

A massive charcoal grey barnacle to be featured in waterfront skyline photos forever (speed dials therapist). 😤
 
The marketing material (posted by ProjectEnd) vs. the architectural plans shown below of the east side of the tower. How much spandrel glass are we getting here?

You are getting a big wall of spandrel on that east elvation because the units there have the kitchens and the pipe spaces behind them up against the exterior wall.
There's a concrete column in between the W/D and the envelope in that floorplan to the left as well that needs to be obscured too.

Note to purchasers of the large 1 bedroom above. Although the developer will be including not one but two! tropical plants with the suite... one of the tropicals is located on the balcony so if winter isn't cancelled next year... be sure to bring that one indoors. 🪴

You know the floor plan is janky when even the developer fails to sensibly place furniture like the tv stand and kitchen table set
 
So........... given that this been in sales for ages.........I decided to look for permits................but none applied for, never mind issued.

This, of course, sent me to the AIC........... where we see a Site Plan resubmission from April '24.


It appears to be comparatively technical, but for implementing the C of A permission to turn the place into a giant dormitory / STR

A quick run through the Detailed Revision List finds this more professional prose version of "Lifetime/Wallman; We Fight for Cheap"

@HousingNowTO - maybe you need a sub-unit of volunteers tracking C of A - if developers are getting breaks, they should probably be coughing up extra affordable housing in exchange.
 
How did something so architecturally lousy come about? Did they overpay for the property and have to build as cheaply as possible?
