Queen & Ashbridge’s 367 condo units at the corner of Queen Street East and Coxwell Avenue in Toronto, a partnership with Context, are 90 per cent sold. Construction will start later this year and occupancy is expected in November 2024.
 
Not a fan of the "loft style" double story retail spaces with cheap exposed concrete pillars/ceilings, bargain basement "c ring" aluminum doors.

If you're going to do double story retail, it better be old warehouse style exposed brick and metal beams and accents.

If not, I'd rather see lower ceiling heights in the retail. Easier for tenants to warm up the space and make it more inviting.
 
I'm confused how this got a demo permit. Normally you need NOACs (at least) to be able to apply for demo on existing residential.

I believe the OP/Zoning was covered in this Final Report, passed in July of last year.


Though the AIC still shows it as 'under review'.

The Site Plan has not yet been approved.
 
Yep, zoning and by-laws were passed, but SPA / NOAC hasn't yet. And that's what SIPA ties demo permits to. All very weird!
Our assumption is that given the Federal-Election the City /TCHC had to make sure the project was "active & underway" in order to LOCK the funding from CMHC under the Liberal's National Housing Strategy..?

Therefore, they started taking the old buildings down a week before the new Parliament is elected, just in case there was a change of Government which changed the program(s) that fund it..?
