Today: The City of Hamilton by-law along with Hamilton Police removal of homeless encampments off the LJM Queenston Condos property and now it’s fenced off with no trespassing signs.
 
I own the commercial property across the street (Starskys) and we met with officials to have the encampment dealt with. There were needles everywhere. I would love to see density on this site as we have plans to possibly do a multi tower project on our site was well. We still have a long lease with Starskys and would like to see the LRT built before we start development, so likely 10 yers out.

Why wait for LRT when there is a housing shortage. Get it done. You will still make money..

We may start the planning process but with 10 years left on the lease with our tenant, our hands are somewhat tied

You could not be more correct. We were proposing a 12 unit building on a small site in the lower city and they wanted $70k in fees to get the process started! And people wonder why the cost of housing in this province is in the stratosphere
 
This city is insane sometimes. Climbing property taxes, decaying infrastructure, underfunded police service. A developer comes along, wants to building high density housing right on the LRT line that will provide much needed tax revenue, and the city denies the application. :confused:

Glad they finally came to some sort of agreement.... but good grief Hamilton. I don't understand the priorities sometimes.
 
Does anyone know whether this new settlement hearing occurred or the OLT case number? The OLT search also doesn't seem to be working right now.

It looks like it's approved my olt but that was a given after the city and the developer reached an agreement.


But now ...we just wait for them to actually build....

Ljm has three properties for development under their belt that's been actually sold... None of them being built at the moment. Ljm however has taken initiative to clear up the land for development in Lincoln location while Queenston remains untouched.
 
Maybe I'm losing it, but all the renders I've seen for this looks to be 11 or 12 storys at most. Are the renders just not up to date, because I'm not seeing 16 or 17.

In any case, I have to believe the units are pretty small - even the 2 and 3 bedroom units. The lot they're using isn't very big.

The first render was a boutique and then they changed that into mid rise and then sold more floors after 2022. Those were about 1200/sqft

Biggest unit I think is about 880 sq ft.

First floor they made them into loft and that probably means some units can be as big as 1200 sqft.

Most likely they will cancel these tiny developments, sell the land to another developer, and focus on bigger developments near Grimsby and Lincoln....

Sell them at crazy premium of $1000/sqft to $1200 sqft. Ljm is already talking about building another condo near Grimsby harbour front with two different phases...

Following the OLT approval here’s some minor changes for Queenston Towers
- Increase from 16 to 17-Storeys
- Units increase a little from 316 to 319
-Vehicle Parking now at 241 spots and bicycle parking is also now at 264 spaces
