Why oh why didn't they apply the style of the west elevation across this entire building? That side is engaging; the rest is a drab, anonymous, disappointing fail.

'The agreement has Sun Life and Daniels forming a 40-year lease commitment with WoodGreen that guarantees the long-term affordability of the units.

The city of Toronto, meanwhile, is giving $5.1 million to the initiative through a federal-provincial funding allocation and has also contributed just over $720,000 toward the affordability of the units by providing incentives — waived property taxes for 40 years.

The 34 suites will rent at 80 per cent of Canada Mortgage and Housing Corporation’s (CMHC) average market rent for those years.

For comparison purposes, a two-bedroom market unit in EVOLV will rent for $2,550 a month, while a tenant who has graduated from Homeward Bound will rent a similar unit for $1,270 a month.

A three-bedroom market unit will go for $3,300 a month, and WoodGreen’s rent will be $1,410 a month.'

IMHO, if assessed only on its west side then I'd be among this project's fan club for how it interacts and embraces the realm perspective of the park. The north and south sides are very mehh. The east side is horrendous though, and it blatantly turns its back on River Street and everything to the east.
 
How is this building not fully occupied? Just checked and they are renting studios for $1500 a month, 1 bdrm for $1800 and 2 bdrms for $2400. Very affordable rents for downtown in a new building (with ensuite laundry) and parking. C'mon what else do you need? If I didn't have such a great rental I'd be all over this.
 
The open space along Shuter (presumably a POPS?) is a disaster. It seems intended as a decorative Modernist landscape but very poorly planned and detailed.

Related note: this part of Regent Park has numerous bits of leftover green space. Mostly they are planted with some desultory sod, which is in bad shape. Kind of remarkable for a “master-planned” development.
