It looks great in a rendering, but in reality it's going to be too busy once everyone puts out their own balcony furniture. The beige-grey cladding at the top is also rather austere and sterile.
Yeah, the way the mechanical is handled at the top is a real let-down. On the other hand, it's at least a nice contrast in terms of simplicity compared to the rest of this very busy-looking building. But it could have been more imaginatively realized.

so what the hell is up with this project. last I remember - in November of 2017 city did not issue site plan approval for this project and asked pemberton to redesign the balconies and comeback after a month or 2. does anyone know what happened after that, were the site plan approval issued and is this project launched?
