(Somewhat unrelated, but considering the transit terminal is on Oxford property....)
There is currently a tender out for construction management services for a $5 million interior renovation to the City Centre Transit Terminal. There had been some talk about it potentially being relocated in the not too distant future as it is vastly undersized, but they are continuing to pump money into it so it's sounding like it's here to stay

Since Sq One owns all the land around it on the north side, they are going to ask a good buck from the city and Metrolinx for building a new terminal on the north side of Rathburn at Station Gates.

The terminal was out dated before it was built in the 90's and again in early 2000's when they expand it. CCTT sees over 50,000's daily and no figure for GO ridership.

Any expansion or new terminal must be design for 150,000 on day one and expand to 200,000 down the road. Anything less is a waste of time and money. The first terminal was design to handle 25,000 on opening day, but was seeing more than that in the 90's.

The terminal is and has been in the wrong location from day one due to the fact the city wasn't willing to spend the bucks to do it right from the start.

The whole mall needs a smaller foot print with all parking underground for better land use.

A rumor I heard quite a while back was the City wanted to hold out on moving the CCTT until Square One has another use for the land it is on, to assist them in negotiating the purchase or lease of other land from Square One. The ideal situation would be Square One decides to develop the site of the current CCTT, forces the City out of their lease and in turn assists them with purchasing or leasing another plot of land which may be less desirable to developers, but suitable for a transit terminal.

I think they are building a new Cheesecake Factory there.
I know there were some rumors a while back about a Cheesecake Factory location opening up at Square One, and some news sources speculated that they may take over the old Empire Theater. There's been a few building permits pulled for Unit 2-450 (previously Empire Theater, currently listed as "Redevelopment" on the leasing map) which do not support this theory:
  • 2019-03-27 - Interior demolition to return to base building - National Geographic Square One - landlord work - PERMIT ISSUED
  • 2019-05-16 - Interior alterations (back of house only) and exterior alterations (facade repairs, new EIFS) - National Geographic Ultimate Explorer - WITHHELD
  • 2019-06-10 - 3 fascia signs - National Geographic Ultimate Explorer - WITHHELD

with all the great new eateries in Square One as well as entertainment outlets - they could really use a great THEATRE :)

There's a large Cineplex across the street.

I know, it was tongue in cheek. They also recently closed theatres within the mall. I was intending to imply that with all the great restaurants now within the mall, it's too bad they removed the theatres from the mall - they are now just far enough that people drive from one to the other.

Its days are number.

Oxford has apply for change of zoning and parking standards for all its land in the area. They are requiring a reduction in parking requirement on all lands including ones that have no development on them.

They have rebuilt the parking lot by the old theater area and no way to see what is taking place in the closed area. Expect the doors will be sliding door when that area opens this fall.

The original theater area was too small and not enough screens like Cineplex or the one off Hurontario.

The city is planning an extension to Living Art Dr that will connect to City View on the west side of the theater today. Will cut up the parking lot.

At the end of the day, only one major location for theaters in Mississauga and Sq One is not in the picture.

Mississauga is a city of 750,000 people, the transit system gets over 40 million riders per year, it's one of the largest systems in Canada, and in North America now. The system can no be longer centered around a single terminal. The system is far past that point now. A terminal to handle three times the current riders is just ridiculous. Even if the terminals could handle all those riders and buses, the streets around it will not. You cannot have so many buses and people converging upon one location. The whole point of the terminal was allow riders to transfer to and from the BRT, and that's all it should be for, there's not much else there. The BRT only gets 20,000 to 30,000 riders and therefore the terminal should be designed for 20,000 to 30,000 riders max. To not only continue to focus the system at this single location but actually increase it 3 times makes no sense at all.

They need to build a second terminal at Hurontario/Rathburn to connect to a full transitway and new Hurontario transitway station and the LRT. Of course, the LRT means the all of the Hurontario buses would be taken out of CCTT. Routes 6, 9, 10 would also be taken out of CCTT and serve this new terminal instead. The 26 Burnhamthorpe has already been taken out of the terminal, and 8 Cawthra is scheduled to be taken out soon too (serving Cawthra station instead). That only leaves 3, 28/66, 61, 68, 76, 91 as routes serving the terminal and actually entering the loop. 150,000 riders? Not even close.

Perhaps eventually Square One will get re-built section by section with retail at grade and 20-80 floors above it. MCC would have to get built out first, of course, so ~2060.

my dream would be something at hurontario and rathburn incorporated into a private development (office or residential) on top. Since the crossing of the streets is not at grade, the upper (hurontario) level could host inter-city buses and LRT connection (instead of the diversion currently planned), the lower (rathburn) level would host local buses, and the transitway station would be underground, allowing for an almost completely grade-separated transitway trenched alongside Rathburn that connects to the current roadway near sherwoodtowne via a short tunnel through the central station. I would also have a transitway station further west at duke of york or living arts to connect to the western portions of the core.
