I`ll be really upset if one of the nicest new builds (311 Church) ends up being blocked out so quickly by something mediocre. The spandrel colour choice here isn`t making me optimistic.
 
If those are gigantic Juliette balconies this might actually be kind of cool. That would make an amazing living space
 
It would be nice to see dark smoked windows on the Stanley condo. That would really make it pop out with the black trim and somewhat mirrored gray panels.
 
Ack, I'd love to agree but not sure I can. It's not quite the seafoam green you seen with this kind of finish, but it still can appear dead and heavy. I spose we'll have to wait and see.

I don't mind the spandrel colouring here. Much rather see those horizontal mullions gone, but they've at least avoided gray!
 
Incredible how a developer wouldn't vouch for a really high quality curtainwall with shadow-boxes on the podium of this project where it's so highly visible, unarticulated, and would make a world of difference. With the wraparound balconies, I don't even take issue with the tower portion being window wall, but I would expect a project like this to invest more into the podium. Big thumbs down.
 
Looks like the TCHC building visible in AlbertC's last photo is being renovated - wonder if there will be better retail spaces at street level?
