A 54 acre property is located east of Allen Road and south of Sheppard Ave west - adjacent to the Downsview TTC station. Council had previously approved the transfer of a portion of the property to Build Toronto. Most of the property is used as a TTC communter parking lot. The lot was established on an intermin basis and as approved by the Property Management Committee is in not necessary to replace the revenue for the parking.

This is a fairly larger parcel and is expected to eventually be home to a mixed-use community with more than two million square feet of office and retail space and over 3,000 units high-rise and low-rise residential units.

Preliminary concepts include 10-14s towers along Allen Rd., with townhomes and singles farther east to blend in with lowrise communities toward Wilson Heights Blvd. A portion of the stock is planned to be affordable housing - Build Toronto defines that as 20 per cent below CMHC averages.

Total value when developed is anticipated to be in the $400-$500 million range.

Construction of single family homes must be banned for all rejuvenation areas including this site, especially with how close it is to a subway station. Build something like semis, towns, anything but singles in already established areas.
 
The single family houses are meant as a transition from the existing established areas. Could they be semi's or even townhouses? Sure, but overall it's a drop in the bucket. They are contemplating over 3,000 units. The singles will be the furthest from Downsview Station, and I doubt will be on 45 x 110 ft lots.

Taal, that article is for another site that is west of Allen Rd (closer to Keele actually) that is on Federal Land and meant to help fund the development of Parc Downsview Park. The Build Toronto site (this thread) is on the east side of Allen Rd and is basically a commuter parking lot and open space all the way to Wilson Hts. Blvd.
 
Looks good. Is there any connection between this site/Build Toronto and the continually neglected Downsview Park?
 
Ah, that's offices. Are there any municipal tenants (ie the TTC) looking to move here? Or would this be for general office (medical/dental/legal/etc) space?

That's going to dramatically change the area. It's good to see this kind of intensification coming to Downsview.

Build Toronto has made an application to rezone the land? I thought they usually let the developer do that.
