It’s shaping up to be quite dreary because of the colour and gaps in the cladding panels, but I’ll reserve judgment until it’s completed.

I had decent hopes for this one (and see it often), but the grey panelling parts of this building really really suck, especially in the sections where they are barely recessed at all. Even a little bit of depth would make those sections look so much better (though they'd still be bad due to the choice of materials).

I was very happy to see the level of solidity and warm colour in the materiality in this proposal and as it first started to go up, but it's completely counteracted by the absolutely abysmal grey panelling situation. This seems like a another victim of where desire to be "interesting" and "break up the massing" etc. intersects in a very bad way with lack of budget and attention to details/materiality.

You could make such a better building — even with the same materiality — if it were rearranged to just be like a normal simple building. What if instead we just made regular apartment buildings with solid walls and windows and balconies instead of trying to make everything some geometric staggered massing thing and filling in the gaps with messy patches of spandrel? Most developers clearly can't pull it off to a reasonable degree of quality especially with the bleak landscape of cheap and ugly materiality we see as the default in current-day Toronto developments.
