Site Plan Approval 10 187351 STE 29 SA 274 DONLANDS AVE Jun 2, 2010 Application Submitted Jun 2, 2010 Ward-29
South-District --- --- --- --- --- --- --- --- Prejel, Marian
(416) 392-9337
SPA application to permit redevelopment of the lands at 272-280 Donlands Avenue and 243 and 249 Cosburn Avenue for an 11-storey mixed use building containing community space at grade (Woodgreen community services) and 134 affordable residential dwelling units above. 105 parking spaces of which 99 spaces below grade - 2 levels below grade. The existing buildings at 243 and 249 Cosburn Avenue will not be demolished

Looks like a few old (and sorta cool) warehouse style buildings will be pulled.:(

The building is long gone. I don't see anything redeeming about it to feel a loss either. Some dime a dozen, cheap ass, 1950s commercial building that has seen some unappealing modifications over the years. To feel loss over this would be the same as feeling loss over the replacement of some burka/pemberton combo in about 75 years time.

It may be part of this development--280 Donlands, "The East Yorker" by Options for Homes.

Looks like it's 11 storeys, so I'd say 280 Donlands is part of 274 Donlands.

More info: http://www.condobusiness.ca/HomeOwnershipAlternativesfinancesEastYorker.aspx

Home Ownership Alternatives Non-Profit Corporation announces its lead investment in the East Yorker condominium, which is being developed by Neighborhood Concepts Non-profit Corporation.

The East Yorker is a 10 and a half storey condominium on the Costburn corridor in east Toronto. The 134 unit contemporary building is close to many amenities including daycare, schools, and a local hospital. It is a short walk to the subway line and will be integrated into an existing community with an abundance of restaurants, shopping and offices. The site will also provide a 6,000-square-foot space for WoodGreen Community Services’ East York Rotary Neighbourhood House serving the local community.

“For HOA, we are really interested in lowering the income needed to buy a new home,” says Joe Deschenes Smith, Vice President Partnerships at Home Ownership Alternatives. “With the East Yorker, we’ll have families earning less than $50,000 a year purchasing these homes, and we hope we’ll get extra partner support to lower buyer incomes to even below $40,000 a year.”

Home Ownership Alternatives provides down payment assistance in the form of second mortgages. No payments of principal or interest are required until the home is resold.

The project is the first development partnership between the two companies.

Imagine, a condo named after the neighbourhood it's built in! No California references here.:)

Not a beauty, but intensification along the TTC line is always good. I reckon its about a 15 minute walk to Donlands station. It will certainly shine in comparison to that ugly brown Blair Court adjacent.

the East Yorker

As a purchaser of a 2 bedroom unit in the East Yorker and a 3D modeller, I've created 2 videos to enable the purchasers to visualize what our new home will look like.

The Blair Court Building further south of the East Yorker site on Donlands Ave, is a supportive Housing building for seniors built sometime in the mid-80's on the original site of Donlands Dairy. I think I still have one of their blue plastic milk crates in the basement somewhere.Perfect size for LP's

Thanks! Just wanted to make them playable here.

Shot taken yesterday - unfortunately in the morning when it was gloomy. Cosburn frontage.

We drive by this a lot and it's shaping up nicely. Definitely better than their first building just south, and way better than Blair Court.

Q: What are the circles with wires coming out going to house? Some kind of LED lights?

Pretty decent mid-rise. Is there commercial at the base?

I don't think so. I believe it's a party room or some such. About a 2 block walk north to the little Donlands Village shopping strip, which is getting better (new cheese shop, decent bakery, specialty foods, etc.)
