This building has some much needed setbacks, some rather pleasing (if not especially elegant) massing and some eclectic retail frontage which makes the whole thing, if not a huge win, at least a possible nice filler in on this previously crapulent strectch of Yonge. I'd give the whole thing "B".

On edit: it really needs trees in front, imo.
 
So there will be 2 new entrances to Wellesley Station, one on the south side of Dundonald (at Totem Condos) and this one on the north side? Seems like an overkill for such a narrow, quiet street.

That is correct. It's a slight overkill, but honestly given how few entrances there are I am ok with that - the area is only going to get denser.
