892 the Queensway @Lady Bank Rd--cool name for a street, eh? Went for around $850k. So, how much psf here? $400 or less?

Interiors by http://www.dkstudio.ca/index.html famous for their LV Vancouver flagship--think conservative contemporary.

Here are the details:

- The Hive is a 6 storey, 20 unit condominium at The Queensway and Lady Bank Rd, 3 blocks east of Islington.
- designed by Teeple Architects
- interiors by DKStudio (the Louis Vuitton store designers for Canada).
- the majority of the units are aimed at first time home buyers with a penchant for modern design.
- units range from 523 sq.ft to 1075 sq.ft, with the bulk of the units being one bedroom and one bedroom den.
- there a few 2 bedroom and 2 bedroom dens
- ceiling heights are 10' for the bulk of the units with exposed concrete ceilings and an open-concept loft aesthetic.
- almost all units have a balcony or terrace, up to 290 sq.ft.
- prices start from the 240's.

Builder Sayf Hassan of Symmetry Developments believes that this area of The Queensway has the potential to become another Bloor West Village, and that this building could be a pioneer in the transformation. To that end, this Teeple design is cutting edge for Toronto, not watered down for suburban tastes, and something that should make people sit up and take notice.

As someone who lives close and who already knows about some fine eating in the area - Italian, Portuguese, Japanese restaurants mostly, including the amazing Sushi Kaji, one of the very best sushi restaurants in the country, I believe that with both care and daring (I think this design exhibits both), the Symmetry dream for this area can come true. Oh yeah: gourmet food shop Max's Market promises to open across the street soon, plus an 18-screen Cineplex is just a short walk to the west. Life wouldn't be so bad for urban "pioneers" here!

I agree Interchange--I have a secret crush on parts of Etobicoke, including this strip. Massive potential for 6-10s infill--a pity the south side here is a write off.

My only question: is this the N-Blox of the Queensway--ie, too far ahead design wise for the staid neighbourhood? I could see a design like this selling easily in Kensington Market or perhaps King and Bathurst or Queen and Carlaw--but the Queensway?!!
 
Not sure how this will work there from an aesthetic pov- seems a bit more suited to downtown areas as mentioned above. I do like that area though and I can see how it could develope into a more attractive area like BWV. Is it really called the 'HIVE'- strange name.
 
That is a cute building! I think the funny shape gives it a warm and friendly look that most modern buildings lack.
 
i love these smaller buildings. This one looks modern and classy and whould add to the redevelopment of the Queensway area. This whole area from Park Lawn to Sherway Gardens is riped for redevelopment.

I used to live at the Loggia on Queensway/Islington. We were there for 2 years, until we moved up Islington -Bloor neighbourhood. I have nothing but good things to say about the Queensway strip, lots of activity, great shopping and dining, and easy commute. (You cannot beat the location between the Gardiner, 427, and close to TTC) Yes, there are some sketchy parts between Islington-RY,(massage parlours, bars, dirty mechanic shops) but overall a very solid neighbourhood. With the arrival of Hive and IQ, the Queensway is progressing into a new era, with new people and new architecture. I would highly recommend living and investing in this area, the lack of condos, and proximity to transit will make for good future value here.

Urban Dreamer: The Queensway is absolutely deserving of a bold, modern design. Engaging architecture should never be the domain of particular neighborhoods. Love your interest in the project. Thanks for posting it on the Skyscraper forum.
MBS-Guru: It is perfect for re-development but care has to be taken to keep the scale intimate and pedestrian oriented.

GPStar444: To prove your point, the walkscore for the area is as high as most downtown neighborhoods! Large number of restaurants, parks, schools and amenities in the neighborhood.

Teeple rules. I wish he was the default architect in this town instead of boring box factory aA.
 
aA the 'default architect?' Be still my beating heart, how I wish it were so.

Kirkor? G+C? To a large extext P+S (some handsome ones in there though)? Raphael and Bigazzkazz? It sure ain't aA that's runnin' this town though.
