Nice massing.

Agreed. This stretch of Yonge south of Davisville and north of Davenport will probably never see tall buildings (as the wealthy homeowners in Summerhill and Rosedale will block just about any major development) but a string of mid-rises and small towers (sub-15 storeys) along this stretch of Yonge would be a good middle ground between no development and the kinds of towers you see at Eglinton or Bloor (or even St. Clair these days).
