The tallest building currently allowed for in the zoning bylaw is 69 metres, not tall enough for 28 storeys, but just tall enough for 25 storeys. The minor variance would reflect the 3-storey increase being sought.

From where did you get this information? The site is still under Former Etobicoke Zoning By-law V131 which is not available online.

Took some shots of the site and the sales centre about a week ago. The sales centre is quite large, though it's a bit of a hassle to navigate the six points interchange as a pedestrian to get to the actual site.

This stretch of Dundas badly needs this re-investment, and after The Kip District's five towers, there are another two multi-tower projects lined up to the west getting ready to go. Someday, there will be more to the west of Shorncliffe and over to the 427. No idea how many years it will take to rebuild that whole stretch, but let's hope that the developers get the ground realm here right, and that an attractive, walkable pedestrian realm is the result. Some day there may even be another subway station near the west end of this redevelopment zone. Thousands of new residents will eventually live along this stretch, we need to get it right.

Kind of off-topic, sorry, but could you expand on the other two projects in the works? Do you know where the sites are? I truly believe this area from Islington to the 427 is Etobicoke's best bet of ever having a "downtown". HBS is too out of the way and too homogeneous in use. Even though the architecture of this project doesn't wow me much, and the future phases probably won't be much different in that regard, it's great to see this hood getting some investment.

It will be more like Square one area than Yonge and sheppard. Depends how many office buildings get built once land is freed up from the reconfiguration of 6 points. If it ends up being just condos, then it will end up like 'downtown' mississauga aka Square one area (yawn).

It is interesting that this area is lagging behind so much - it's located close to some pretty key transportation hubs and there are plenty of empty and probably cheap lots here. Even with this Kip District building, it will probably be upwards of 10 years before the boom really hits the area. As Interchange says, let's hope that they get some of the groundfloor retail right.
