Toronto heritage preservation is a joke. The only developer that does it right is Allied, the rest really couldn't care less about it with all of their half-baked attempts at keeping facades.

I'll give Mizrahi the credit though, he went the extra step by keeping more than just the front slab.
 
The city generally requires more than just the front facade these Days. I'm not sure where your heritage cynicism comes from, there were tons of great heritage projects this year.
Sure we've seen great ones, but for every one of those there are about 3-4 horridly executed one. However in this case I agree with AoD, this particular building was really the only one worth saving.

About the hotel

A Perfect Design Gives Residents and Hotel Guests Separate Privacy
The hotel entrance and elevators are separate from those for residents in The One. The hotel entrance is at the back of the building, accessed along a road running parallel to Bloor Street. The hotel lobby is situated on level 4 of the podium, two levels below the Sky Lobby for residents.
Every great hotel has a great hotel bar. It becomes a storied place, where famous people can be seen, where romances start, important conversations take place; memories are made. The lobby bar in the boutique hotel has a wall of glass overlooking the lights of Bloor Street. You can find a private nook or gather your friends in a circle. The bar is also planned as a place for residents of The One as a retreat where they can go at the end of a busy day.
Multi-Purpose Rooms for Business and Events
The hotel space includes a number of rooms on the lobby level that can be used for events or business meetings. Able to be configured in a number of ways, they are perfect for small or large groups, lectures as well as meetings. Residents in The One can also book these rooms for their own purposes.

About the penthouses:
On the top level, on the roof, multiple garden rooms under great steel girders, are possible. They can be planted with flowers and trees and designed as different rooms, which can be protected from the weather when necessary. You can have a lap pool so you can swim under the stars. The point is, you have reached the pinnacle. Anything you want, you can have.

Exoskeleton:
The final design was for a super tower of 85 storeys and 306.3 meters (1005 feet) making it the tallest building in Canada, second only in height to the CN Tower, which is classified differently as free-standing tower. With super columns on the exterior, and trusses of bronze metallic material, the interiors are able to showcase wide expanses of glass.
The material for the exterior structures was carefully chosen as a golden bronze metallic substance that will withstand the Canadian climate and look like jewelry, glinting in the sunshine as it encases the skin of glass.


Heritage:
For The One, we had similar work to do. We have conserved, altered and integrated an existing heritage building on Yonge Street south of Bloor, built in 1884 in the Italianate style. The architects at Foster + Partners carefully studied surrounding building to ensure that certain design features of The One provided visual continuity with existing architecture. The height of the existing building at Charles and Yonge Street, for example, at the southern end of The One is balanced or echoed by a design feature on the tower.

The last reported construction schedule saw retail open in “early 2020” and residential in 2024. We’ve discussed this in the Apple Store thread but I think it’s worth debating here. That schedule was based on shoring “beginning in September 2017”. Given that shoring is proceeding very slowly, is The One 4 months behind or was it always expected to be this slow?

Anybody have any updated projections?

Latest renderings of The One:

Many of these actually feature the old design and/or have been posted before, I was surprised that they were featured on the website - specifically the ones showing two stacked boxes at the top of the building. But thanks for taking the time to extract the high-res versions, specifically the one featuring the hotel lobby. The double-height ceilings really make the space, made even more impressive with the combined elevation and views.
 
Just a thought after looking at the lobby/atrium for Hearst Tower - one thing that struck me as slightly odd is that I don't believe we have seen a single rendering of the ground floor retail space from the inside.
