This is interesting. We've had some discussions here about C of A approving some rather large 'minor variances'; the applicants have gone and assembled a list.

Note that the Affordability period is now identified as - "up to 40 years" - in their most-recent Presentation materials, so it would appear the negotiations are still on-going.

The jump from 25-years to 40-years is an increase of an extra 60% on "Affordable-Unit Years" which is a substantial improvement.

Additional 6-Floors were APPROVED at COA yesterday -

Our HNTO letter of support for SYMINGTON is now on file and the application information on the City Of Toronto website.

We haggled up the final unit mix for Woodgreen to be =

3 x 1-Bedroom.
1 x 2-Bedroom.
2 x 3-bedroom.

For Forty (40) year period of partnership with Woodgreen.

So, using our HNTO standard-comparison metric = 440 x “affordable bedroom years

Nice comments on the HNTO deputation / letter from the Chair of CoA during their deliberations.

Not necessarily a showstopper but I feel fortunate that TACT did much of the legwork previously with this general design concept.

Just gonna slot this here. Some ultra, mega, uber institutional type money going into getting projects like this complete in our neck of the woods!

Talked about the SYMINGTON example this week as a good example of the new model of "Minor Variance" in Toronto in 2024...
