Any prediction on how long before the massive podium gets to about 14 stories?

Unfortunately, I am not in the development or construction industry - just a lay observer. The best I can offer is some general guidelines.

The speed in which a building moves up varies widely. I have seen towers with typical floor plates in the 7,000 - 8,000 square feet range, with a number of floors going up with the same layout, being built at the rate of four floors a month - in the odd case, with a developer willing to spend for some overtime premium, I have heard of the rate of five floors per month being achieved. That is as fast as I have seen - and basically everything, from site conditions (good access and staging area), to lack of labour unrest, supplier issues and so on, has to be ideal.

Obviously, increases in the size of the floors plate, non-standard floor layouts (typical in podiums), slower builder performance, all affect the time lines.

So all that having been said - given the size of the podium, and the amount of variation within many of the individual podium floor - as a lay observer, given this site, my expectation would be somewhere around two to three months to complete an entire podium level, maybe a bit faster as it gets to the upper levels of the podium.

What I do not know, and what may be more relevant for yourself is the staging of the construction - will parts of the podium be fast tracked relative to other parts. Given the taller towers are at the north end of the building, and that the north end has the most progress to date, it would not surprise me to see the north portion of the podium prioritized, so Pemberton can reach the north tower areas and their typical floor templates, sooner rather than later.

Which is what I suspect your main interest in asking the question would be - how long before the podium portion reaches up to impact your view. Of course, it does not have to be the entire podium to have that effect - even a small portion of the podium reaching its height would have the same impact on your view from the north side of Front Street, as would having the entire podium being completed.

That is obviously what I'm interested in knowing... But really, one tower or the other doesn't have a major impact on my view. It's completing the podium all the way across that has a big impact.

Relatedly, I am being very selfish and hoping that the application for the lot between that site and my view has been delayed.
