I went to the City's Building Permit Status site and noticed that the examination status of all the applications for "New Houses" have changed from "Open" to "Refusal Notice". Out of curiosity, I emailed the examiner listed and inquired what that meant and if it was a big deal. She responded that application isn't refused, but a requirement for revisions or additional information is outstanding. Nice of her to respond and clarify.

I went into the Crosstown presentation office the other day. On the computer screen is an updated list of the 80 townhouse units released for sale. Those sold are indicated with a red dot. Of the 48 Garden units (with backyards and separate garages), 36 (75%) are sold. Of the 32 Rooftop units (with the patios on the roof), only 7 (22%) are sold. Therefore, in total, only 53.8% of the units in this townhouse development has been sold. I believe that lenders would typically require 75%+ pre-sales before providing pre-construction lending, even if the developer were to take the ownership risk on the unsold units. I also note that the Crosstown website is advertising that closing is in 2027 now, not the original 2026.

townhouses are different than condos - developers can more easily proceed with individual blocks and more easily self-finance.

Anyone know how much these are going for? It's an amazing location in terms of planned transit access.

Aspen Ridge I am sure is going to build the towns regardless if they reach 75% or not.

Towns are starting at $1.6 Mil for the base town
 
I talked to the Customer Care person about the timing of closing. The plan is to construct the outer buildings for all 80 townhome units. Then the units that have already been sold will be fully built out, with completion likely in the latter half of 2026. The unsold units will remain just empty shells until they're sold. As the remaining units get sold, they would be next in line to be built out, with anticipated completions of any new sales closing in 2027.
