I would say there's a pretty good chance the the parking building and 55 The Esplanade get redeveloped. I had never noticed there was a rental building there. Looks pretty grim, was built in the early 80s and looks to be in terrible shape with access through a back alley.

They could fit multiple towers on top of parking with direct access to Union Station via CIBC Square. Not only would the increased residential density be welcome in The Esplanade, it would be the perfect spot for downtown parking for Alto travellers (if it does end up going to Union or nearby).
This has certainly been discussed and may well happen one day - when the 'aspiration' to extend Church Street below the rail berm may also happen. 55 The Esplanade is a TCHC Building and I am told is 'better than in looks". I assume you know that the Green P building (Car Park 43) that runs along the berm is one of the largest indoor parking garage in Toronto already - it has over 2000 spaces - and already provides parking for travellers to/from Union. (Not to change topic, but I am puzzled as to why one would provide tons of parking for Alto travellers in the centre of the City. Why would they take long-distance trains to Union and then not be encouraged to take more local transit to go further??)

It's nice to have Steak Shack as another late night option. Hopefully there will be more additions to McDonald's and Tim Hortons. I think it's profitable for them.

Also, crazy to see the heavy Vanguard branding integration at Union Station (TTC). The red really pops out. When did that get added?
