Not sure of everyone's age or scope of memory so I may be giving "info" that you already know......but I worked in the Woodbine Centre on the first day it opened.....back then it was not considered a crappy, 2nd (3rd?) tier mall with discount tenants.....it was a fashion mall built and destined to stop people from having to drive to Sherway, Yorkdale, downtown.....it did not work and it evolved over time to what is now.

As for the idea of getting CF or Oxford in there....I believe CF were the original owners (not sure on that) so they have been down that road before....not sure that Oxford would be that keen to manage it unless someone like Primaris owned it.

Times may have changed but I really can't see someone pumping a great deal of money to try and (re)turn this into what it started out life as and what it previously failed as.

Monorail to Woodbine

I heard a rumour that they want to extend that airport monorail train to woodbine live ???? , that would be a great idea , what do u guys think ???

I would like the extension, but I can't really see the need for it. The monorail is for connecting passengers between terminals, parking lots and eventually the GO station. How many people will get off their plane and go straight to Woodbine? IMHO, not too many. However, Woodbine Live! seems like a great tourist draw and should go a long way to revitalizing the Derry Rd, Albion area with touristy shops or hotels. Proximity to GO Georgetown will help.

I'm looking forward to it and I hope it works out.

Rob

A Monorail would not be supported by the public because of that infamous Simpson's episode where the Monorail crashes. :D

Actually most people automatically think of the Simpson's when they think of a Monorail.

Damn that show!!

"include one million square feet of office space" typo anyone?

maybe, maybe not....these are some big numbers being quoted for the construction cost....over half a billion dollars for the 2 phases....

Woodbine Live and Impact on Surrounding Condo's Like Tridel's Mansions of Humerwood

Would the woodbine live project improve the value of the tridel mansions of humberwood condo's?

tridel is planning to add 2 condos to the same area....
it will definately boost the prices, dont listen to what anyone else has to 99% talk with no experience.

I hate to put you on the spot realestatedreamer ... but if you are in fact a real estate professional WITH experience, you are not a very knowledgable one ~

Anyone that has been following the Mansions of Humberwood development would KNOW that Tridel's original proposal for the 3rd + 4th phase with two 29 storey towers have not been supported by City Planning, and since then the proposal has been revised to 74 townhouses ...

Thanks Solaris for the info. I'll definitely review this weekend.

I'm new to this and i have seen your post on a few other topics and you seem to be very knowledgeable about condos in general.

What's your opinion on the effect woodbine live would have on the value of the tridel mansion of humberwood condo's?

Given the scale and magnitude of the Woodbine Live! master plan, I definitely see this Cordish project as an asset to the Rexdale area ... and when an neighbourhood has more amenities, that would equate to more convenience and naturally improve the value/attractiveness of properties in the area IMO

notwithstanding the above, the Woodbine Live! project is one that will take many years (10+ ?) to be completed, so until then this area can be expected to remain in 'transistion' ... the downside of Rexdale is its proximity to the Pearson International Airport and thus noises associated with the multiple flight path approaches

Interesting ... perhaps your contact should speak with Steve Upton @ Tridel to confirm that Tridel has in fact revised their application from condo towers to townhouses for the 720 Humberwood Blvd site ~ ;)

The western terminus of the Finch LRT is, if I have read correctly, to be Humber College. Does anyone know what this means for transit access to the Woodbine Live site? I had kind of thought it might loop around somehow, but not so much, it seems.

If the developer was smart (they're not), they would offer to build LRT trcks through the site, passing through all their best shops, and tell the TTC they can use these tracks.
